Don't junk up your offer with a lot of bells and whistles that might turn the sellers off - especially if you love the house and don't want to risk losing out.

It's amazing the change from what it used to be. It was a different world then.

So maybe you're losing the equivalent of a month's rent or more. But you could save several thousand dollars if the sellers pick your deal over one from a less flexible bidder who is offering more money.
