I think what's driving it is Helena is still recognized as a value in the western Montana markets. When you compare Helena to Kalispell or Missoula or Bozeman or any other nice place to live in Montana, it's relatively speaking still a good buy, which says the average could continue to go up for the next three or four years.

I did what they wanted and they offered it, so I think I have it coming.

Basically, we're trying to stop the shell game.
