There are two big market segments driving downtown residential: the young professionals and the empty nesters. We've had a very low number of empty nesters.

The empties have the resources. They want to own and they want convenience as the downtown redevelops. We had nothing condo until Grant Telegraph. It was very high-end, and it sold out, proving the market for that segment of empty nesters.

Despite their decision, downtown still remains the dominant legal center of the region.
